1. Scope

  • Applies to data collected through wudaokouapartments.com and direct communications with us (e.g., email, WeChat if you choose to message us there).
  • We do not run ads or remarketing. We use Google Analytics to understand site usage only.

2. What We Collect

2.1 Information you provide

  • Contact details: name, email address, and (optional) WeChat ID.
  • Rental preferences: budget, lease term, move-in date, location, bedroom count, roommate plans, lifestyle notes (e.g., pets, smoking, noise sensitivity, allergies).
  • Files you choose to share: e.g., passport page or visa page if you ask us to help with lease signing or local registration.

2.2 Information collected automatically (via Google Analytics and our servers)

  • Technical/usage data: IP address (which Google may truncate/anonymize), device and browser type, operating system, language, referring pages, pages viewed, time on page, and general location inferred from IP.
  • Cookies: small files used for basic analytics and site performance (see Section 6).

We do not intentionally collect sensitive data unless you provide it to complete services you request (e.g., documents needed for a lease or local registration). Please avoid sending unrelated sensitive data.

We use personal information to:

  • Respond to inquiries and provide services (shortlisting homes, scheduling viewings, preparing lease steps, coordinating local registration if requested).

  • Legitimate interests: to run, secure, and improve our site and services.
  • Legal obligation: to meet legal, tax, or compliance duties.
  • Consent: for optional activities you choose (you can withdraw this at any time).

4. When We Share Information

We share personal information only as described below. We may receive a referral fee for some introductions.

  • Service providers (processors). We use vendors for hosting, email, cloud storage, and analytics. They act on our instructions, must protect your data, and can’t use it for their own purposes.
  • Housing counterparties (at your direction). To arrange viewings, prepare leases, or handle required local registration, we may share the minimum details needed with property managers, building management, or owners (e.g., name, contact, preferred dates/areas, budget range, and basic rental needs). We do not send ID pages unless a specific step requires it.
  • Referrals & partner introductions (Beijing-wide). If your search is in another area (e.g., Sanlitun, Chaoyang, Guomao) or you ask for related services (e.g., movers, cleaning, internet setup), we may introduce you to another real-estate agency or service company and share only what they need to help (name, email or WeChat, target area, budget range, move-in window, bedrooms, and any notes you asked us to include). We may receive a referral fee for some introductions. After an introduction, the third party handles your data under their privacy policy and terms.
  • Your choice. You can opt out of referrals at any time by emailing hello@wudaokouapartments.com (subject: “Opt out of referrals”). If a referral was already sent, contact the third party directly; we’ll help identify the right contact.
  • Region notes. Where local law requires additional permission, we’ll obtain it before sharing.
  • Legal, compliance, and safety. We may disclose information to courts, regulators, law enforcement, or others when required by law or to protect rights, property, or safety (including fraud or abuse prevention).
  • Business transfers. If we are involved in a merger, acquisition, reorganization, or sale of assets, your information may be transferred as part of that transaction and will remain subject to this Policy.
  • Do Not Sell/Share. Some privacy laws treat compensated referrals as a “sale” or “sharing.” We don’t sell/share personal info via cookies or ads. We do not commit to deleting routine business email on request, and we do not retrieve or purge emails from backups or archives.
  • WeChat and other messaging apps. We use WeChat for convenience, but we do not centrally archive or control individual chat histories on third-party platforms or on recipients’ devices. We will not attempt to delete messages from WeChat or from other parties’ accounts. If we export or save any part of a chat (e.g., screenshots or notes) into our own systems, those copies follow the retention rules in the first bullet above.
  • Documents for rentals/registration. If you ask us to assist with lease steps or local address registration, we keep the documents you provide only as long as needed to deliver that help and for a reasonable period afterward to address questions or legal duties, then delete or anonymize our copies.
  • Analytics data. Google Analytics retains data according to its own settings and policies; we do not control those retention periods.
  • Backups & logs. Information stored in backups or system logs is not deleted on a per-record basis and is removed only through scheduled rotation.

8. Security

We use administrative, technical, and organizational safeguards designed to protect personal information (e.g., access controls, encryption in transit, and least-privilege practices). No online system is 100% secure; transmission is at your own risk.

9. Children’s Privacy

Our services are for adults. We do not knowingly collect personal information from individuals under 18. If you believe a minor provided data, contact hello@wudaokouapartments.com and we will delete it.

10. Your Rights & Choices

  • Scope and limits. Where applicable law grants rights (e.g., access, correction, deletion), email hello@wudaokouapartments.com. We act on eligible requests for records we control in active systems, unless we must keep specific data for legal, security, fraud-prevention, or record-keeping reasons. We do not delete routine business emails on request and do not alter backups or system logs.
  • WeChat and third-party platforms. We can’t delete messages or files held by third-party apps (e.g., WeChat) or by independent recipients (e.g., property managers, owners, partner agencies). Deletion must be done in the app or by contacting that third party. If we saved excerpts into our systems, those copies are handled under this Section 10.
  • Referrals/introductions. When we introduce you to another agency or service (e.g., for Sanlitun/Chaoyang/Guomao or movers/cleaning/internet setup), that third party manages its own records under its policy. To exercise rights over their records, contact them directly; we can help identify the correct contact.
  • Verification & response. We may request information to verify your identity before acting and will respond within the timeframes required by law.
  • Cookie/analytics choices. You can control cookies in your browser and may opt out of Google Analytics via the GA Opt-out Add-On. Disabling cookies may affect site features.
  • Opt-out of sale/share. If a referral or disclosure is treated as a “sale” or “sharing” under your local law, you can opt out by emailing hello@wudaokouapartments.com with the subject “Do Not Sell/Share My Personal Information.” Opt-outs apply going forward and do not undo past introductions; contact that partner directly (we can tell you who to reach).

11. Region-Specific Disclosures

11.1 California/US State Privacy (e.g., CPRA/“CPPA”-style laws)

  • Categories collected: identifiers (e.g., email), Internet/network activity (analytics), geolocation (coarse IP-based), and inferences related to rental preferences you provide.
  • No sale or sharing for cross-context behavioral advertising.
  • To submit access/deletion requests, email hello@wudaokouapartments.com. We will verify requests by matching basic identifiers (e.g., email used to contact us).

11.2 EEA/UK (GDPR)

  • See Section 3 for legal bases. You also have a right to lodge a complaint with your local supervisory authority.
  • Where we rely on consent, you can withdraw it at any time (this won’t affect prior processing).

11.3 China (PIPL)

  • We process the personal information you provide to respond to your inquiry and assist with rentals at your request.
  • You may exercise rights to access, copy, correct, or delete your personal information by emailing hello@wudaokouapartments.com. We will respond per applicable law.
