Transparent Fees & Clear Process

Here’s the usual setup.

• Agency Fee: 1 month’s rent
• Deposit: 1 month’s rent
• First Payment: 3 months’ rent upfront

After-Move Support & Maintenance Help

Most of the buildings we rent apartments in have dedicated repair and maintenance staff. If you need maintenance or repairs on your apartment, you can let us know, and we will connect you with the maintenance department at our building. They generally respond and take a look at the issue within 1 business day.

How It Works

If you decide to work with us, this is the process:

Step 1 – Tell Us What You Need

• Message us, share your budget range, move-in date range, lease term, bedrooms, area, and who you’ll live with.
• Add your WeChat and any lifestyle notes (pets, smoking, late/early hours, noise needs, allergies).

Step 2 – Tour Homes

• We book 3-6 matched options across your price range.
• Check light, noise, water pressure, heat/AC, and building access during the visit.

Step 3 – Sign & Move In

• Bring your passport and funds (typical: 1 month deposit + 1 month agency fee + 3 months upfront; varies by landlord).
• We review key terms, hand over keys, note meter readings, and start Wi-Fi setup if needed.

Step 4 – 24 Hour Police Registration (住宿登记) Support

• By law, your host (留宿人) must register you within 24 hours after move-in or return to China.
• We coordinate the landlord/main tenant docs and guide you through the quick check-in.
