What are typical upfront costs?
The common costs at signing are: 3 months rent + Equivalent to 1 month’s rent for the security deposit + the equivalent of 1 month’s rent for the agency fee.
Do you charge for viewings?
No, viewings are free; the agency fee is due only when you rent.
Can I pay rent monthly?
Some owners allow monthly, but most prefer quarterly; we’ll flag terms before you sign.
How do I pay rent?
Some people can send us their rent through digital payment platforms like WeChat or Alipay. It’s always ok to drop off cash at our office.
Can I pay in USD or by card?
Rent is paid in Renminbi (RMB); cards are generally not accepted for rent.
Are fees transparent?

What documents do I need to sign?
Passport, visa page, and your contact info; owners may ask for extras like work or school proof.
When is my deposit returned?
After the move-out check, usually, when you return your key. We will advise if the situation is different.
Can I break the lease early?
Often possible with notice before the next pay cycle; deposits can be at risk per contract. You will generally not be able to recover rent paid or due for the current pay quarter you’re in.
Can I sublet my place?
Only with the owner’s consent can we help find a replacement tenant if allowed.
Are the apartments furnished?
Yes, the apartments are mostly furnished. They will generally come with a bed, couch, kitchen table, laundry machine, and sometimes a TV and a desk.
Do units have washers or dryers?
Washers are common; dryers are rare and most people air-dry.
Do kitchens have ovens?
Ovens are uncommon; expect a stovetop and often a microwave.
Is Wi-Fi included?
Not always; we can help you get it set up fast, regardless of whether your apartment comes with it or not. China Unicom is a common choice.
How much are utilities each month?
It depends on size and season; we give a simple estimate during viewings. Most tenants don’t even pay 200 RMB per month for extra expenses.
Who fixes things if they break?
Building teams handle repairs; we help you place the request.
Is Wudaokou safe?
Very safe by big-city standards; use normal city sense at night.
How close are you to the subway?
We are within walking distance of Wudaokou, Liudaokou, and Tsinghua East Gate stations. If possible, we recommend getting off at the Liudaokou station if you are going to our office.
Can you do video tours?
Yes, we can preview by video; we still suggest an in-person check before signing if you can.
Do you help with police registration?
Yes, by law, your host must register you within 24 hours; we coordinate the docs and the quick visit to your local police station.
Does my landlord have to come to the station?
Not always, but generally yes in the Wudaokou area; many stations require landlord documents and may ask them to attend, and we arrange what’s needed.
Do you help with visas or residence permits?
We don’t provide legal visa services; we can supply the lease and registration proofs if you need them for something.
Are pets allowed?
Some buildings allow pets with limits; share type and size, so we can filter.
Is smoking allowed?
It varies by unit; many owners ban indoor smoking. Tell us your preference, and we will do our best to find you a unit you can smoke in.
How noisy is Wudaokou at night?
The social areas like Bar Street are lively at night. The subway stations are busy during commute times, and the roads are always busy; China can feel like it never sleeps.
Do you offer short-term rentals?
Sometimes, the supply is limited and costs more per month.
Can two people share a one-bedroom?
Often, yes; both names should be on the lease.
Do you help set up utilities?
Yes, we guide meter checks, top-ups, and app setup where available.
When does central heat run in Beijing?
City heating usually runs from mid-November to mid-March; some homes use electric or gas heat.
Do you provide cleaning before move-in?
Most owners do a basic clean; we can help coordinate deep cleaning at cost to you if you want.
Is WeChat required to work with you?
Not required, but it’s the easiest way to communicate. If you are new to China and don’t have WeChat, it’s what everyone uses to communicate, and you will certainly need it for other aspects of your life.
